How We Work
A process built to remove surprises
Most of what goes wrong in a remodel is predictable — and preventable. Our process is designed around that truth: price the job honestly, stage every material before demo, keep an owner on site, and finish what we start. Here's exactly how it goes.
- 1
Consultation
We listen first.
We start with an in-depth, no-pressure conversation in your home. We want to understand how you actually live — how you cook, where the family gathers, what frustrates you about the space today, and what you picture when it's finished. The more we understand your vision, your lifestyle, and your goals up front, the more accurate everything that follows becomes.
- 2
Estimate & Proposal
All-in fixed pricing, in writing.
You receive a detailed proposal with all-in fixed pricing and a clear timeline. We flag every genuine unknown in writing inside the scope before you ever sign — so there are no surprises later. The quote is the price. If we miss something we didn't flag, we cover it; the only change orders that ever come up are the ones you request.
- 3
Contract & Deposit
10% to get started.
Once you're comfortable with the scope and price, we sign a clear contract and collect a 10% deposit. From here, we handle permitting and prepare the full HOA architectural submission package on your behalf.
- 4
Selections & Ordering
Nothing torn out until it's all here.
We help you make your selections — at no additional cost — and order everything. A payment of 50% is due once selections are finalized and materials are ordered. Then we wait: nothing in your home gets torn out until every material has arrived, been inspected, and confirmed correct and undamaged. You're never stuck living in a gutted room waiting on backordered tile.
- 5
Construction
An owner on site every day.
Demolition and construction begin with specialist trade crews — the tile setter does nothing but tile. Felix or Dmitry is physically on your active jobsite every day, so the people who quoted your project are the ones running it. Progress payments are scheduled to the work and vary by project.
- 6
Walkthrough & Final Payment
We finish the punch list.
We walk the finished project with you and build a punch list of anything that needs a final touch. Once every item is complete and you're satisfied, the final payment is due. We don't consider the job done until you do.
- 7
Warranty
12 months on our work.
Every project is backed by a 12-month warranty on all materials and labor that Integrity provides and installs. (Materials you supply yourself can't be warrantied by us.) If something needs attention in that first year, we're a phone call away.
Timelines
How soon can we start?
It comes down to materials — because we don't begin demo until everything is in hand and inspected.
- If nothing needs ordering
- Typically 1–2 weeks to start
- Ordered items (tile, fixtures, etc.)
- 1–3 weeks
- Custom cabinetry
- 6–8 weeks
The Way We Quote
Honest allowances — and the savings are yours
Here's a trick the industry runs constantly: quote the job with bare-minimum, builder-grade finishes to make the number look low — then turn every single selection you make at the showroom into an upcharge. By the time you've picked finishes you'd actually want, the “cheap” quote isn't cheap anymore.
We don't do that. We quote middle-of-the-road finishes as your baseline— a realistic, livable standard, not a floor designed to be escaped. From there it's simple, and it works in both directions:
- Select upgrades, and the price goes up — by the real difference, flagged in writing.
- Select less expensive options, and the price goes down. We do not keep the difference — the savings are yours.
That's the part most contractors won't put in writing. Your project cost can genuinely decrease based on your selections, and when it does, that money goes back to you — not into our margin. It's the same honesty behind our all-in fixed price: the number reflects what you actually chose, in both directions.
